Blockfusion and Blue Acquisition announced a non-binding anchor lease LOI with a leading AI customer for up to 300 MW of critical IT capacity at Blockfusion's flagship Niagara Falls campus, anchored by 85 MW of guaranteed take-or-pay capacity over an initial 15-year term. The same release announced a non-binding $175 million convertible-note financing term sheet, expected to support initial campus build-out and capitalization if the business combination closes, and an exclusivity agreement for parcels that could support development in excess of 300 MW over time. DCD separately reported the LOI on July 7 and noted Blockfusion is repositioning from crypto mining to AI/HPC infrastructure.
