Trammell Crow confirmed it was studying feasibility for a portion of the Lewis and Clark Ranch in West Richland. The then-mayor said at an October 2025 Port of Benton Commission meeting that the data center would start on 500 acres and could grow to 1,000 acres while the company worked through due diligence and a purchase-and-sale agreement with landowner Frank Tiegs LLC. Tri-City Herald's 2026-05-12 roundup still listed Trammell Crow as studying a 500-to-1,000-acre data center at Lewis & Clark Ranch.
