City materials describe a proposed private technology campus/data center totaling about 3 million square feet on approximately 550 acres south of 85th Street and east of Highway 25 in the Monticello Orderly Annexation Area. DCD reported the Frattalone/Monticello Tech project could see up to $5 billion invested. The City Council adopted the Final AUAR and Mitigation Plan for Monticello Industrial on January 26, 2026. Monticello's data-center page later said the city received a set of data-center development applications on July 6, 2026, including CUP, land-use, preliminary/final plat, rezone, project narrative, water, sanitary, noise, traffic, and other application materials; the materials were still being reviewed for completeness and public hearing/Planning Commission dates had not been set, so the project remains planned.
